For example, with a owner occupied home, in the United States you can have as little as 3% down. For a non-owner occupied, you're looking at about 20% down.

I suppose the rules are different in each different country.
I have made a couple of investments over here in Spain and they paid off very well. You do need plenty of money for a cash deposit. The less you borrow, the better. You also need to consider your options, are you looking for a place to do up and turn around a quick profit or are you looking to buy a place to rent out?
